¿Y qué puede hacer la Comunidad de Propietarios si un vecino no paga las cuotas?

Existen varias posibilidades:

Antes de proceder a reclamar judicialmente es preferible dar tiempo al tiempo y ser razonables. Siempre se puede acordar en las Juntas de la Comunidad de Propietarios para una situación económica de un vecino concreto la posibilidad de pagar en diferentes plazos o más cómodos mientras dure su maltrecha situación.

En el caso de que se trate de un propietario desaprensivo o indeseable es preferible primero hablarlo personalmente, en el caso de que sea imposible contactar es muy recomendable que el propio Presidente de la Comunidad le traslade un escrito o varios con todas las cantidades adeudadas. 

Si después de varios avisos escritos por parte del Presidente el co-vecino no paga es momento de enviarle un burofax  reiterando los atrasos debidos y que se emprenderán acciones judiciales bajo acuerdo de toda la Comunidad de Propietarios. 

Si el vecino no contesta y teniendo en cuenta las cantidades adeudadas a la Comunidad de Propietarios es conveniente iniciar un Proceso monitorio especial relativo a Comunidades de Propietarios.
